Mount Wise, Plymouth

A Section 106 development based in Devonport, on the outskirts of Plymouth.

The Site

Local authority: Plymouth City Council
Client: Sovereign
Contractor: Mount Wise (Guernsey) Ltd
Homes: 52 Rent, 34 Shared Ownership
Total HCA grant: £4,735,700

In 2007 Sovereign South+West successfully secured the development of 86 affordable homes at Mount Wise, through the Section 106 planning process. Working together with Mount Wise (Guernsey) Limited, the homes will create a new community, containing 469 Georgian inspired homes.

Situated within Devonport, Plymouth, this former royal navy site, will continue the on-going regeneration of the local area. The development will also revitalise Admiralty House. This magnificent property was built in 1795 by the Duke of Richmond, and was previously the private residence of the Lieutenant-Governor of Plymouth.

The Scheme

The affordable homes at Mount Wise will be developed in two phases, using funding from the Homes and Communities Agency to provide a mix of general needs rent and Shared Ownership homes. These will consist of: 11 one bedroom apartments, 30 two bedroom apartments, 5 two bedroom houses, 20 three bedroom houses, together with 20 apartments specifically designed for those over the age of 55.

The scheme will also provide a local shop, office space and the continued use of the cricket pitch and the pavilion - the home of Plymouth Cricket Club. Furthermore, the developer has sought planning permission to transform Admiralty House in to a boutique hotel offering a spa, restaurant and conference facilities.
